‘Ask Elim’ Event feedback: Maintenance
On October 31st we held our quarterly ‘Ask Elim’ event. This was an online Question and Answer session, held via Zoom, open for any Elim resident to ask questions, share their views and hear more about our maintenance works, scheduled and emergency repairs and compliance works.
The evening session was attended by Phil, Head of Asset Management, Andy, Surveyor, Kelly, Compliance Manager and Rachel, Deputy Chief Executive. We were joined by 6 residents.
What we heard during the event, and what we will do (or have done) as a result of this feedback:
- Several residents raised concerns about window cleaning at Phillips House. We are in the process of securing a new contractor to service all our Kings Square properties, and a letter was sent to all residents in November 2024 confirming when window cleaning would resume. Similarly, we’re reviewing the notice boards in communal areas to ensure they are up to date with relevant information.
- A guttering issue at one of our Bristol properties was raised. Our contractors have since cleared the gutter. We also received inquiries about cyclical gutter maintenance, and we’re considering a proposal to incorporate this into next year’s budget.
- Some residents raised a query about building safety and our future work programme. We were able to share communication plans with attendees in relation to this.
- Residents in Bedminster suggested improving the repairs ordering process to be more autonomous. We’re exploring ways to see if the Elim portal can be used to make this more efficient.
- Residents raised concerns regarding ongoing maintenance issues at a Bristol property. We are addressing problems in relation to the buzzer system, leaking skylights, and dampness. Our team is prioritising these concerns with property visits scheduled for further investigation.
- Residents discussed the use of CCTV to help reduce anti-social behavior in the area. We are currently reviewing CCTV functionality, particularly in relation to ongoing anti-social behaviour issues.
- Residents provided useful suggestions for our contractors, including the request for all contractors to wear ID badges and logo T-shirts, as well as ensuring jobs are left clean and tidy. We fully support these suggestions and will ensure all contractors have ID badges, and some will have Elim logos on their vans.
