Finding the Right Home Through Mutual Exchange

A mutual exchange is when two or more tenants agree to swap homes with each other on a permanent basis. For example, if your home is too large or too small for you, a mutual exchange can be a great way to find a home that is the right size for you.

A mutual exchange lets you swap homes with another social housing tenant, whether they’re with a housing association or a local council, anywhere in the country.

 

Am I eligible?

There are certain criteria that you need to meet to be eligible for a mutual exchange. To be eligible you must:

  • Have the correct type of tenancy (secure, assured or fixed term tenancy)
  • Have no rent arrears
  • Move to a property of the correct size for your current needs
  • Not be looking to move into a property with aids and adaptations that would not be required
  • Not be subject to a Possession Order or Suspended Possession Order (including those granted for antisocial behaviour)
  • Not be subject to a Notice of Seeking Possession for a breach of tenancy
  • Meet any local lettings criteria for incoming tenants

 

How do I swap my home?

You can find someone to swap with by registering on the HomeSwapper website.

Once you have found someone to exchange with, complete an expression of interest form. This allows us to carry out pre-eligibility checks to determine whether you can proceed with the exchange. For any tenancy with Elim, rent in advance will be required. The amount required depends on how you currently pay your rent, and all tenants must have a clear rent account at the time of the exchange.

Once we’ve received all the application forms, we’ll review them and provide a decision within 42 days. We will confirm our response in writing.

As part of our review, we will consider whether the new home is suitable for your household, we’ll also consider any outstanding rent and other charges on your account as well as the condition of your home.

 

Things to keep in mind

Keep in mind that exchanging partners can change their mind and cancel an exchange at any point.

If you move to another landlord, your rights may change, so check this first. This could be because the type of tenancy you are granted may differ from your current tenancy, or because assignment rights have been exceeded.

Before agreeing to a swap, we recommend that you view the property in person. You’ll be accepting it in its current condition, so make sure it meets your needs. The other tenant may also want to view your home. Find out how to do this safely here.
